About JoeHomeBuyer

Joehombuyer is a real-estate agency that mostly specializes in buying and selling houses, fixing and flipping and wholesaling. 

It has a franchise model where you can get their franchise and become a principle broker under their branding. It’s mostly based on southern part of America. 

The Problem

The problem was the same as other real estate agencies. They had a lead generation system basically zillow and realtor.com stuff. But they had no way to follow up with the leads. 

The agents were on the field most of the time and didn’t have time to pick up calls and follow up properly. Which was costing millions of dollars. 

The Goal

We needed to create a functional system that can handle the backend while the agents can be on the field and do their job.

We needed to setup automated emails and SMS systems. So the moment a lead comes in or fills up the form, they would get automated emails and SMS about it and how when the agents will contact them. We also needed to create a follow up system. 

The Strategy

There were different parts of the business so we needed different strategies. 

  1. As they were also in wholesaling business, they had a email list of around 25k. They used to send them generic emails. We wanted to make it custom email for their custom needs. 
  2. A newsletter: Every week they multiple properties to show. So we decided to do a Saturday newsletter where we can show them all the properties in their zipcode. 
  3. Immediate contact system: We built them a system where whenever a lead comes in, they would get an email saying the agent will contact you soon. and a text to the agent to contact them. 
  4. Follow up system:  They were paying hefty amount to zillow and realtor and all but there was no follow up system. Most of the buyers used to get just one call and no follow-up. We planned to design a custom email & SMS follow-up system for them. 

The Execution

90% execution happened in like 1 month. But to see the results… it took a bit more time. 

  1. We created a few segments depending on where they were coming from and what they were looking. Then, we customized the emails we sent to. 
  2. As we knew what area they were interested in, we created a custom weekly newsletter including all the details about all the property. 
  3. The third best thing we did was, we created an instant SMS alert system. So whenever a lead came in, they would get an automated SMS from their agent which created an instant conversation. 
  4. We also created a follow-up system of 2 weeks, 1 month and 3 month of duration. Keeping in mind that a few of them would eventually do business with them. 

The Result

We saw the results pretty quickly. 

  1. Because improved the design, the CTR went from 1.5% to 3%. 
  2. The heatmap showed a click through position of just one CTA and not scattered. 
  3. We saw more than 40% calls with agents because of instant SMS alerts.
  4. The regular emails to booked calls almost DOUBLEDS because of better and more information densed emails. 
  5. They did 20% more real estate deals from previously.
